About these terms

This website is published by CNX Properties, Chiang Mai, Thailand, to give information about two land plots offered for sale by the owning family. By using the site you accept the terms set out on this page.

The information here

The details of the land are given in good faith from the family's own records and title deeds. They are published for general information and marketing only. Nothing on this site is an offer, an invitation to make an offer, or a contract, and nothing here binds the owners to sell on any particular terms.

Areas, figures and images

Areas are given in rai and in square metres. The square-metre figures come from the title deeds and are exact; the rai figures used in headings are rounded to the nearest rai — Mae Rim's deeds read 76-1-37, which is 122,148 m², not 76 × 1,600. Where a rounded heading and a stated square-metre figure differ, the square-metre figure is the precise one. Some photographs and video carry annotations made for earlier marketing and may show rounded figures, or areas other than the one offered here — where an annotation differs from the area stated in the text of this site, the stated area is the correct one. In particular, one Mae Rim video is marked 94 rai: the land plot offered is 76 rai, and the balance is adjoining land that is not part of this sale. Boundary overlays drawn on photographs are indicative only and are not a survey. Prices, availability and details may change without notice.

Concept images and video

The Development potential section shows AI-generated illustrations and short AI-generated video, built on real drone photographs of this land. They are impressions of what the land might support. They are not photographs of anything that exists, not approved plans or designs, and not drawn to scale — the number, size and spacing of the buildings shown are unreliable, and no count of houses, units or rooms should be read from them. Some of them extend beyond the land offered here onto adjoining land that is not part of this sale; where that is so, it is stated with the images. Nothing shown there is an assurance that any use is permitted, or that anything illustrated can be built.

Price

Prices are published as a rate per rai. We do not publish a total for either land plot, and a total should not be worked out from a rounded heading figure: Mae Rim's heading reads 76 rai while its deeds read 76-1-37, so the two calculations do not agree. Any total is a matter for negotiation and for the written contract, as is how transfer fees, taxes and the other costs of sale are borne. Rates may change without notice.

Not advice

Nothing on this site is legal, tax, planning or investment advice. Zoning, permitted use and development rights in Chiang Mai change over time, and any figure or classification quoted here may have been superseded. Verify everything that matters to you with the Chiang Mai Land Office, the provincial planning office and your own professional advisers before committing to anything.

Buyers and any sale

The land plots are offered for outright freehold sale to buyers legally eligible to own land in Thailand. Any sale will be subject to a written contract, your own due diligence, and registration at the Land Office.

The photographs, video, maps, plans and text on this site belong to CNX Properties and the owning family. Please do not reproduce or republish them without our written permission.

Availability and liability

The site is provided as it is, and we do not promise that it will always be available or free of errors. To the extent Thai law allows, we are not liable for any loss arising from reliance on the information published here.

Governing law

These terms are governed by the law of Thailand, and the courts of Chiang Mai have jurisdiction over any dispute arising from them.
