The land plot.

About 30 minutes and 26 km north of Chiang Mai, at Huai Sai in the Mae Rim district, this 76-rai land plot sits among rice fields on either side of the tree-lined Mae Rim river. Irrigation canals run along both sides and carry water year-round, and a natural spring supplies mineral water from the ground. The land lies on higher ground behind well-established flood embankments, giving river views from many points across the site, with the mountains to the north.

Tracks meander through the native forest and bamboo that surround the land — well suited to walking and cycling — and Wat Chonprathan stands at the entrance to the land, with a second temple on a hilltop nearby, adding to the quiet. The site connects to Chiang Mai on paved road via Route 3009 and Highway 107, with strong potential for a small farm-stay, a meditation retreat, retirement homes, an eco resort, or high-value orchard farming. The land plot offered here is 76 rai. A further 18 rai adjoining it on the western side, which would take the holding to about 94 rai, may be arrangeable at the same price per rai by agreement with the neighbouring owners — but it is not offered for sale here and nothing has been agreed.

AI concept illustration and video built on real drone photographs of this land — not an approved plan or design, not an accurate survey of the boundary, and not a guide to scale

AI-generated media is not exact. Some of these illustrations show development extending beyond the land plot onto adjoining land that is not part of this sale. A further 18 rai on the western side may be arrangeable by agreement with the neighbouring owners — about 94 rai together — but none of it is offered for sale here and nothing has been agreed. The land plot itself is 76 rai.

These concepts illustrate what the land could support. They are not offers, approvals, or assurances that any of them can be built, and the illustrations are not evidence that any use shown is permitted. The scale and density of what is drawn are unreliable: AI-generated images and video do not work to a real scale, so the number, size and spacing of the buildings shown are an impression only and are often more than the land would in fact take. Do not read a count of houses, units or rooms off these images. Permitted use depends on the zoning in force and on planning, building and licensing consents that we have not independently verified. Some uses shown may be restricted or prohibited on this land, and commercial and industrial uses in particular carry their own separate licensing. Guest accommodation is especially sensitive to scale: above the thresholds in the Hotel Act it becomes a licensed hotel, a use some zones do not allow, and the zoning that applies to this land has not been confirmed against the official plan. The figures shown with each concept are indicative, drawn from the land plot's own measurements and published sources, and are not warranted. Buyers must make their own enquiries with the Chiang Mai planning office and take professional advice before relying on any use shown here.
