San Kamphaeng
This large rectangular land plot is one of the few remaining undeveloped plots within the boundaries of San Kamphaeng town. Its close proximity to Highways 1006 and 1317, with easy access to power and water utilities, together with what is understood to be a pink zone (community use) planning demarcation, means the land has a wide range of permitted economic uses. It lies around 5 km from the site proposed for the second Chiang Mai airport at Ban Thi.
Uses include agriculture, solar, residential housing, retail and commercial, educational and resort or hotel development — an illustration of how the land might look under each is explored in Development potential below. Such opportunities rarely come to market in San Kamphaeng.
The main plot of 48.5 rai — ten chanotes, full น.ส.4 freehold title — has been owned by the same family for nearly 40 years, with a clean history of ownership. Buying additional land from three adjacent owners who are also willing to sell would take the area to around 70 rai and open a way out to Highway 1006 (Access No 2), a distance of around 300 metres; that land is not offered for sale here and nothing has been agreed.
If only 48.5 rai is required, the land is still served well by Access No 1 (Ban San Rai), Access No 3 (Ban San Dai) and Access No 4 (Soi 5, Ban San Dai).

San Kamphaeng lies east of Chiang Mai — a district known for its craft villages and a growing band of residential development. Two funded road projects are in progress nearby: the San Klang interchange where Highway 121 meets Highway 1317, part of a ฿1,500M ring-road upgrade and due to open soon, and a ฿768.5M six-lane connector between ชม.3029 and Highway 1006, including a 660 m tunnel, targeted for 2028. San Kamphaeng is also one of the districts named in the long-planned second Chiang Mai airport at Ban Thi, Lanna International — a ฿70 billion scheme that remains on the government's roadmap but has no cabinet approval or expropriation decree, with land acquisition indicated for 2030 to 2033.
